OUR PROCESS
01. Research!
Visit our website or Instagram handle and view our photo galleries as well as a number of our stock floor plans. This is your chance to determine which plans and finishes appeal to you! Be sure to reach out to our Sales Representative with any questions!
02. Financing / Mortgage
Pre-Approval
Visit your chosen financial institution to determine your budget for your new home. Schulz Homes is part of the New Home Warranty program of Manitoba, which will assist you with getting your mortgage pre-approval.
03. Choose one of our stock floor plans or start from scratch
We can customize your home within your budget – from entry-level to high-end custom homes. Our Sales Representative is able to show you various homes at different stages of construction to help you determine a style that suits your needs. Once you know what you’re looking for, Schulz Homes will supply you with a quote, entailing all of the specifications and features in your new home.
04. Builder’s Agreement
Once we’ve captured all of the details of your new home, your sales representative will facilitate the signing of the builder’s agreement.
05. Start Up Meeting: Selection Process
Our Schulz Homes team will meet with you to walk you through the selection process. At this stage we will provide guidance on the suppliers you’ll meet with to make your interior and exterior selections to shape the look of your new home.
Schulz Homes has relationships with many local companies that offer a wide selection of quality products.
06. Construction Begins
Once the final blue prints of your home are finalized and a building permit is issued by the municipality, construction can begin. The blue prints are also subject to architectural review based on the community that you are building in.
There will be various walk-throughs throughout the building process.
07. Final Walk-Through
About one week before possession date, you will meet with the Schulz Homes team for a thorough review of your new home.
08. Finishing up
From start to finish, budget approximately 6 to 8 months until keys are delivered to you on possession day!
09. One Year maintenance check up
If there are any items that need attention in your first year, homeowners are asked to compile a list of deficiencies and provide it to our team. Every item will be assessed and addressed by our highly capable management team.
